Project overview

We're proposing a next-generation digital infrastructure campus designed to support the AI economy while delivering durable benefits to Polk County. The site has been selected for its existing power, fiber, and minimal environmental sensitivity — and every commitment in this proposal is binding through a Community Benefit Agreement.

Water & energy commitments

Cooling will run on a closed-loop system with zero net draw on municipal water. Energy load will be matched by new renewable generation procured locally, with a residential bill credit guaranteed for ten years and a hardened cap on rate increases tied to project load.

Local economic impact

A guaranteed share of construction and operating jobs is reserved for Polk County residents, backed by a paid apprenticeship pipeline. A portion of property tax revenue flows directly to schools and parks, with annual public reporting on every commitment.
